IN BRIEF

Which yacht broker do you need at Aber Wrac’h?

If your plan is to sell, you need a broker who works for you: someone to value, list and advertise the yacht and bring you offers. If you are the buyer, you need a broker on your side of the table: someone to search the market, compare boats and negotiate. Prefer a single point of contact for everything? A full-service broker can handle the whole transaction and, if it is agreed in writing, act for both parties. We offer all three at Aber Wrac’h.

Whether you are listing a yacht or looking for one, you deal with brokers who know the process from the first enquiry to the transfer of funds. Our Cannes head office connects you with a local broker for Brittany; the valuation is free, the commission is just 5%, and your yacht reaches buyers on over 20 platforms across Europe. Share your plans and we will say how we can help at Aber Wrac’h.

Seller's listing broker with a limited service

Selling a yacht kept at Aber Wrac’h? Our seller’s broker takes the work off you: a no-cost valuation, photographs and particulars, advertising on over 20 international platforms, the enquiries and the viewings. The agreement says what is included, how long it lasts and what commission is payable (just 5%), so there are no surprises.

Owners appoint a listing broker to market the yacht and look for a buyer. The work can include helping to decide an asking price, collecting the yacht’s details and photographs, preparing and advertising the listing, replying to enquiries and arranging viewings. The agreement between owner and broker should say whether the appointment is exclusive or open, its length, the commission payable and the services covered.

Some owners choose a listing and marketing service and nothing more. The broker then advertises the yacht, hands any offer to the owner and takes no responsibility for negotiating or managing what follows. This can work as a clearly defined service, but it should not be taken as the standard seller’s broker. Published guidance usually includes work after the offer, with Horizon Yachts International describing the deposit, survey and sea-trial stages and YachtWorld explaining that a broker may arrange a survey and sea trial.

A seller should know exactly what the broker will and will not do. The questions to ask: will the broker negotiate price and conditions; help prepare or explain the paperwork; track deadlines and contingencies; arrange access for a survey or sea trial; coordinate closing, payment and transfer documents? Where the answer is no, arrange separate professional help to complete those tasks.

The broker who lists the yacht represents the seller under the listing relationship. A buyer approaching that broker should ask whom the broker acts for and whether to appoint a separate representative. A buyer may also be introduced by another broker through co-brokerage, with the firms sharing commission according to their agreement, so the seller should confirm how that affects the fee and service under their own contract. Read it as a seller’s listing broker with a deliberately limited scope rather than a general definition, whether the yacht is at Aber Wrac’h or elsewhere.

Buyer's broker representing the purchaser

As your buyer’s broker at Aber Wrac’h, we represent you rather than the seller. That means a dedicated representative across a wider search, including boats listed by other brokerages, with help preparing offers, coordinating inspections and keeping every step in writing.

Buyers appoint a broker to act for them in finding and buying a yacht. Work begins with the buyer’s plans, preferred type, size, budget, location and priorities. The broker researches the market, identifies possible boats, asks the listing brokers for information, reviews the records that exist and helps the buyer compare options. A number of buyer brokers also preview yachts or arrange remote viewings, which helps the client narrow the field before travelling.

Once a particular yacht is selected, the broker can assist with preparing and negotiating the offer, explaining the process and its deadlines, and coordinating with the seller’s listing broker. Typical stages are a purchase agreement, deposit and escrow arrangements, an independent marine survey, specialist inspections, a sea trial and follow-up discussions. Coordination and communication are the broker’s contribution; the surveyor assesses the yacht, and the broker is no substitute for an independent technical inspection.

Brokerages that offer buyer services list research, negotiation, survey coordination, sea-trial arrangements and closing-documentation help among them. Curtis Stokes & Associates describes helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support. HMY describes coordinating survey and sea-trial stages, post-survey discussions and closing. The precise scope varies from one broker to another, so settle with yours what it will handle and what you will.

Payment is not the same everywhere. Either the buyer’s broker receives an agreed share of the commission through a cooperating listing broker, or the buyer owes a fee under a separate representation agreement. Put the fee, duration, scope of authority and any exclusivity in writing before the search begins. The purchaser then has a dedicated representative across a wider search, even where another brokerage holds the listing. Purchasers searching near Aber Wrac’h should ask these questions before appointing anyone.

Full-service broker representing both parties

European Yacht Brokers offers full service at Aber Wrac’h: valuation, advertising, viewings, offers and the steps to completion, handled by one team in six languages. Representing both sides is possible by written agreement, which sets out what is included and how the arrangement works.

A broker offering full service can handle a sale from start to finish: assessing the yacht and its asking price, preparing photographs and particulars, advertising it, answering enquiries, arranging viewings and communicating offers, and then helping progress an accepted offer through contract, deposit, survey, sea trial and closing. Coordination of documentation, escrow arrangements, delivery or other practical details may be added. The listing and sale documents should state the precise service.

Here the broker also works directly with the buyer and acts for both sides. The Yacht Brokers Association of America calls this dual agency: a single broker representing both parties in one transaction. Do not confuse it with a listing broker who assists a buyer but is still appointed by the seller. A buyer should have the broker explain the relationship before an offer is made.

The parties’ interests differ. The seller generally wants the strongest price and terms; the buyer wants a suitable yacht at a fair price and needs to make informed decisions about its condition. A broker representing both cannot privately negotiate for each side as if there were two independent representatives. The YBAA discussion stresses transparency about the arrangement and careful handling of confidential information. Legal rules and permitted arrangements vary by jurisdiction, so rely on the written agreement and applicable local advice.

Check who pays what. The commission is often addressed in the seller’s listing agreement, yet arrangements vary and a buyer should find out whether a separate fee is owed. Full-service is about how much work the broker does; dual agency is about whom the broker represents. Extensive support through a transaction does not mean the broker represents both sides.
