IN BRIEF

Which yacht broker do you need at Porto Lotti?

Which broker do you need? If you are selling at Porto Lotti, our seller’s broker helps set the asking price, prepares the listing and advertises it. If you are buying, our buyer’s broker can research the market, help you compare boats, negotiate and coordinate the survey and sea trial. And if you want one broker to look after the whole sale, our full-service broker does so and, where agreed in writing, can represent both parties. Read on for what each involves.

Our approach is to put it in writing: what the broker will do, what it costs and how long it lasts. The commission is just 5%, the valuation is free, and you are looked after in six languages by a broker who can visit your boat at Porto Lotti quickly. Send the details for a valuation below, or call or WhatsApp +39 351 949 3538.

Seller's listing broker with a limited service

Selling a yacht kept at Porto Lotti? Our seller’s broker takes the work off you: a free valuation, photographs and particulars, advertising on over 20 international platforms, the enquiries and the viewings. The agreement says what is included, how long it lasts and what commission is payable (just 5%), so there are no surprises.

The seller’s listing broker is the professional the owner engages to present the yacht to the market and find a buyer. The broker may help with the asking price, with specifications and photographs, with preparing and advertising the listing, and with enquiries and viewings. The listing agreement should set out whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker will provide.

Not every seller wants a full service. Some ask only for listing and marketing: the broker advertises the yacht, passes any offer to the owner and does not take responsibility for negotiating or managing the rest of the sale. That can be a properly defined service, but it does not describe every seller’s broker. Sale guidance often covers the work after an offer too: Horizon Yachts International describes the deposit, survey and sea-trial stages, and YachtWorld notes that a broker may arrange a survey and sea trial.

Check the handover point before you sign. Does the broker negotiate price and conditions, help with the paperwork, keep track of deadlines and contingencies, arrange access for the survey and sea trial, and coordinate closing, payment and transfer documents? Should some of these be excluded, the seller may need separate professional help.

In the listing relationship, the broker’s client is the seller. Buyers who contact that broker should ask whom it represents and whether separate representation is needed. Co-brokerage can bring in a buyer through another firm, and the two firms may share commission according to their agreement; the seller should confirm what this does to the fee and service in their own contract. In short, this is a seller’s listing broker with a deliberately limited scope, not a general definition of brokerage, and it applies just as much to a yacht lying at Porto Lotti.

Yacht ownership handover with European Yacht Brokers

Buyer's broker representing the purchaser

You do not need to find the right yacht alone. European Yacht Brokers helps buyers at Porto Lotti shortlist boats, ask the right questions of listing brokers, negotiate, and organise the survey and sea trial, with a local broker nearby and a team that speaks your language.

The buyer’s broker represents the purchaser in the hunt for a yacht. A typical search starts by establishing the buyer’s plans, preferred yacht type, size, budget, location and priorities. The broker can research the market, identify boats worth considering, gather details from listing brokers, review available records and help the buyer compare. Previews and remote viewings are offered by some buyer brokers, so the client can narrow the choice before travelling.

When the buyer has found a yacht, the broker can help prepare and negotiate the offer, explain the steps and deadlines and liaise with the seller’s listing broker. Expect a purchase agreement, deposit and escrow arrangements, an independent marine survey, specialist inspections, a sea trial and further discussion once the inspections are done. The broker helps coordinate these steps and keeps communication moving, but the surveyor assesses the yacht, and the broker does not replace an independent technical inspection.

What does a buyer’s broker actually do? Published descriptions include research, negotiation, survey coordination, sea-trial arrangements and help with closing paperwork. Curtis Stokes & Associates mentions helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support; HMY mentions coordinating survey and sea-trial stages, post-survey discussions and closing. Because the exact service varies, ask the broker which tasks it takes on and which remain your responsibility.

Payment is not the same everywhere. Either the buyer’s broker receives an agreed share of the commission through a cooperating listing broker, or the buyer owes a fee under a separate representation agreement. Put the fee, duration, scope of authority and any exclusivity in writing before the search begins. The purchaser then has a dedicated representative across a wider search, even where another brokerage holds the listing. Purchasers searching near Porto Lotti should ask these questions before appointing anyone.

Full-service broker representing both parties

At Porto Lotti, European Yacht Brokers can act as a full-service broker: one team that looks after the sale from the first conversation to the transfer of funds. Where you want us to represent both buyer and seller, the arrangement is set out in writing for both parties.

A broker offering full service can handle a sale from start to finish: assessing the yacht and its asking price, preparing photographs and particulars, advertising it, answering enquiries, arranging viewings and communicating offers, and then helping progress an accepted offer through contract, deposit, survey, sea trial and closing. Coordination of documentation, escrow arrangements, delivery or other practical details may be added. The listing and sale documents should state the precise service.

In this profile the broker also deals directly with the buyer and represents both buyer and seller, which the Yacht Brokers Association of America calls dual agency: one broker acting for both parties in the same transaction. A listing broker who merely helps a buyer with the sale, while still appointed by the seller, is a different thing. Before making an offer, a buyer should ask the broker to explain the relationship.

A broker for both sides faces two sets of interests. Sellers generally want the strongest price and terms; buyers want a suitable yacht at a fair price and need to make informed decisions on its condition. Private negotiation for each side, as two independent representatives would do, is not possible for one broker. The YBAA discussion therefore stresses transparency about the arrangement and careful handling of confidential information, and the parties should rely on the written agreement and applicable local advice, since the legal rules and permitted arrangements vary by jurisdiction.

Commission is often covered in the seller’s listing agreement, but not always in the same way, so a buyer should confirm whether any separate fee is owed. Keep the terms apart: full-service refers to the range of work, dual agency to the parties represented. Extensive transaction support is possible without representing both sides.

How European Yacht Brokers operates in Italy and at Porto Lotti

Our Italian operations are coordinated from the Olbia head office, with brokers covering the coastal regions and many marinas across Italy. You speak first to the Olbia team, who put you in touch with the broker responsible for your area. Thanks to the regional network, a broker can reach any Italian marina in less than an hour, arrange a visit to your boat and provide a free valuation.

Clients at Porto Lotti in La Spezia, Liguria, are served by the broker for that area. Our delegates and agents look after all the coastal regions of Italy: Abruzzo, Basilicata, Calabria, Campania, Emilia-Romagna, Friuli-Venezia Giulia, Lazio, Liguria, Marche, Molise, Apulia, Sardinia, Sicily, Tuscany and Veneto. They can speak with customers and visit their boats at short notice, while the Olbia head office coordinates the work.

Our Sales Mandate and Evaluation Sheet is where a valuation starts. We use the boat’s details and condition, study the market and prepare a precise valuation based on evidence, informed by sales data for boats worldwide over the past three years. It is an assessment of likely market value, not a guarantee of the price the boat will eventually sell for.

After appointment, your regional broker handles finding a buyer, or the right boat for you, and guides you through the transaction to completion and the successful transfer of funds. We advertise across over 20 platforms throughout Europe so boats are seen beyond the Italian market, and reaching international buyers can often help secure a stronger price than relying on local demand alone. Six languages are spoken between our brokers, so someone can talk to you in yours.

Porto Lotti and La Spezia: the marina and the area

Buyers rarely look only at the boat. They look at where it is kept, and at Porto Lotti that means La Spezia, in Liguria. The notes below cover the marina, the town and the area around it, drawn from the marina’s own information and from local sources.

La Spezia is located in Liguria, positioned on the Golfo dei Poeti in eastern Liguria. Porto Lotti marina lies within the city and forms part of La Spezia’s Miglio Blu nautical and shipbuilding district. The marina benefits from a natural-gulf setting and a mild climate throughout the year. It is situated a few miles from the prominent coastal areas of Cinque Terre, Portovenere and Lerici. The surrounding Gulf of Poets is noted for its association with art, history and tradition, reflecting the region’s character and cultural significance.

Porto Lotti marina offers 500 berths that accommodate yachts ranging from 12 metres to over 100 metres in length. The facilities include constant staffing, a shipyard for maintenance and repair, refuelling services providing diesel, petrol and low-fare diesel with opening hours from 08:00 to 13:00 and 14:30 to 18:30 during June to September, security, concierge services, a heliport and a restaurant. The restaurant has a sea-view terrace and serves meals from breakfast through to aperitif, featuring seafood and other cuisine. The marina supports visits to coastal destinations listed as Riomaggiore, Manarola, Corniglia, Vernazza, Monterosso, Portovenere and Palmaria.

Frequently asked questions about yacht brokers

What does a yacht broker do for a seller at Porto Lotti?

The owner instructs a seller’s broker to bring the yacht to market and seek a buyer: helping set an asking price, preparing the listing, advertising it, answering enquiries and arranging viewings.

What should a buyer agree in writing before the search starts?

The fee, the duration, the scope of the broker’s authority and any exclusivity should be put in writing before the search begins.

Why does dual agency need transparency?

The seller generally wants the strongest price and terms, while the buyer wants a suitable yacht at a fair price. A single broker cannot act as two independent negotiators, so the arrangement and the handling of confidential information should be clear.

Can you talk to me in my language?

Our brokers speak six languages between them, so you can be connected with a broker in your language.

Does the buyer pay a deposit?

Yes. When you have accepted an offer, we ask the buyer for a 10% deposit, paid into an escrow account, and the balance goes straight to the seller.

Need a yacht broker Porto Lotti?

Owners or buyers interested in yachts around Porto Lotti are invited to contact the European Yacht Brokers Olbia team, who will connect them with the broker responsible for the area. Please provide details such as model, year, location and condition for owners, or size, budget and type of yacht sought for buyers; for example: for an owner a 2015 sailing yacht of about 12 metres, and for a buyer a sailing yacht of about 40 feet with a budget of up to 150,000 euros.

We only charge 5% commission.
