IN BRIEF

Which yacht broker do you need at Kos Marina?

In short: a seller’s broker works for the owner and brings the yacht to market; a buyer’s broker works for the purchaser and finds, compares and negotiates; a full-service broker handles the sale from the first conversation to completion and, if you agree it in writing, can act for both sides. At Kos Marina you can choose any of the three, and the written agreement sets out exactly what is included.

You are not just buying a service from us; you are using the experience behind it. European Yacht Brokers values boats from sales data covering the past three years worldwide, handles the contract, the legal side and the transfer of ownership, asks buyers for a 10% deposit paid into escrow, and charges just 5%. Get in touch with our Athens team and they will connect you with the broker for South Aegean.

Seller's listing broker with a limited service

Here is what you get from us as a seller at Kos Marina: a free, evidence-based valuation, a listing prepared with photographs and full particulars, advertising on over 20 international platforms including YachtWorld, replies to every enquiry and arranged viewings. We charge 5% and spell out in the agreement exactly which services are included.

A seller’s listing broker works for the owner, seeking a buyer for the yacht. According to the agreement, the broker can assist with an asking price, the specifications and photographs, the listing itself, advertising, enquiries and viewings. A good listing agreement makes four things clear: whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker has agreed to provide.

Sellers who want only a listing and marketing service can have one. The broker advertises the yacht and passes an offer to the owner but takes no responsibility for negotiation or for managing the rest of the transaction. That is a valid, defined service, yet it should not be assumed to apply to every seller’s broker, because yacht sale guidance usually includes the work that follows an offer: Horizon Yachts International covers the deposit, survey and sea-trial stages, and YachtWorld explains that a broker may arrange a survey and sea trial.

Check the handover point before you sign. Does the broker negotiate price and conditions, help with the paperwork, keep track of deadlines and contingencies, arrange access for the survey and sea trial, and coordinate closing, payment and transfer documents? Should some of these be excluded, the seller may need separate professional help.

The broker who lists the yacht represents the seller under the listing relationship. A buyer approaching that broker should ask whom the broker acts for and whether to appoint a separate representative. A buyer may also be introduced by another broker through co-brokerage, with the firms sharing commission according to their agreement, so the seller should confirm how that affects the fee and service under their own contract. Read it as a seller’s listing broker with a deliberately limited scope rather than a general definition, whether the yacht is at Kos Marina or elsewhere.

Yacht ownership handover with European Yacht Brokers

Buyer's broker representing the purchaser

Buying a yacht abroad is easier with someone on your side. At Kos Marina, our buyer’s broker listens to what you want, finds suitable boats, helps you compare them and negotiate an offer, and keeps the survey, sea trial and closing moving. A local broker can reach any Greek marina in less than sixty minutes, and we speak six languages.

A buyer’s broker is engaged to represent the purchaser throughout the search and purchase. The first step can be a discussion of what the buyer wants: yacht type, size, budget, location and priorities. The broker can then study the market, pick out possible boats, gather information from the listing brokers, check the available records and help the buyer weigh up the choices. Some also preview yachts or set up remote viewings, so the client can shortlist before making a journey.

After a yacht is chosen, the broker’s role is to help prepare and negotiate an offer, make the steps and deadlines clear and stay in touch with the seller’s listing broker. The transaction may include a purchase agreement, deposit and escrow, an independent marine survey, specialist inspections, a sea trial and talks after the inspections. The broker can help coordinate all this and keep people communicating; the assessment of the yacht itself belongs to the surveyor, because a broker does not replace an independent technical inspection.

What does a buyer’s broker actually do? Published descriptions include research, negotiation, survey coordination, sea-trial arrangements and help with closing paperwork. Curtis Stokes & Associates mentions helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support; HMY mentions coordinating survey and sea-trial stages, post-survey discussions and closing. Because the exact service varies, ask the broker which tasks it takes on and which remain your responsibility.

Payment is not the same everywhere. Either the buyer’s broker receives an agreed share of the commission through a cooperating listing broker, or the buyer owes a fee under a separate representation agreement. Put the fee, duration, scope of authority and any exclusivity in writing before the search begins. The purchaser then has a dedicated representative across a wider search, even where another brokerage holds the listing. Purchasers searching near Kos Marina should ask these questions before appointing anyone.

Full-service broker representing both parties

At Kos Marina, European Yacht Brokers can act as a full-service broker: one team that looks after the sale from the first conversation to the transfer of funds. Where you want us to represent both buyer and seller, the arrangement is set out in writing for both parties.

Full service describes a broker who can look after the whole sale. After the first conversation with the owner the work may include assessing the yacht and asking price, photographs and particulars, advertising, enquiries, viewings and the communication of offers, then helping both parties move an accepted offer through the contract, deposit, survey, sea trial and closing. The broker may also coordinate documentation, escrow, delivery and other details. Set the precise service out in the listing and sale documents.

Dual agency, in the words of the Yacht Brokers Association of America, is one broker representing both parties in the same transaction, and it is what this profile describes: a broker dealing directly with the buyer while representing buyer and seller. It is not the same as a listing broker who helps a buyer but stays appointed by the seller. The buyer should ask for the relationship to be explained before making an offer.

Their interests are not the same: the seller generally wants the strongest price and terms, and the buyer wants a suitable yacht at a fair price with enough information to judge its condition. A broker acting for both cannot negotiate privately for each side as if there were two independent representatives. For that reason the YBAA discussion emphasises transparency about the arrangement and careful treatment of confidential information. Rules differ by jurisdiction, so the written agreement and applicable local advice should be relied on.

A buyer should check whether any separate fee is owed, because although the commission is often addressed in the seller’s listing agreement, payment arrangements vary. Full-service describes the range of work; dual agency describes whom the broker represents. The two are different: a broker can offer extensive transaction support without representing both sides.

How European Yacht Brokers operates in Greece and at Kos Marina

European Yacht Brokers directs its Greek operations from Athens, with brokers serving coastal regions and many marinas throughout the country. Start with the Athens team, who will connect you with the broker responsible for your area. The regional network lets us arrange for a broker to reach any Greek marina in under an hour; the local broker can arrange a visit to your boat and provide a valuation at no charge.

Coverage is by region. For Kos Marina in Kos the broker is the one for South Aegean; elsewhere our delegates and agents cover Attica, Central Greece, Central Macedonia, Crete, Eastern Macedonia and Thrace, Epirus, the Ionian Islands, the North Aegean, the Peloponnese, the South Aegean, Thessaly and Western Greece. They can speak to customers and visit their boats at short notice, with the Athens head office keeping everything coordinated.

You can begin by downloading the Sales Mandate and Evaluation Sheet. With the boat’s details and condition in front of us, we study the market and prepare a precise, evidence-based valuation, informed by three years of sales data for boats worldwide. Note that a valuation is an assessment of likely market value; the eventual sale price is not guaranteed.

After appointment, your regional broker handles finding a buyer, or the right boat for you, and guides you through the transaction to completion and the successful transfer of funds. We advertise across over 20 platforms throughout Europe so boats are seen beyond the Greek market, and reaching international buyers can often help secure a stronger price than relying on local demand alone. Six languages are spoken between our brokers, so someone can talk to you in yours.

Kos Marina and Kos: the marina and the area

Buyers rarely look only at the boat. They look at where it is kept, and at Kos Marina that means Kos, in South Aegean. The notes below cover the marina, the town and the area around it, drawn from the marina’s own information and from local sources.

Kos Marina offers 250 berths accommodating vessels up to 80 metres in length. The marina provides lifting and launching facilities along with technical support for maintenance and repairs. Services are suited to meet the needs of visiting yachts within the stated size limit. Kos Marina’s infrastructure supports a variety of yachting requirements with specified capacity and practical amenities. The combination of available berths and on-site technical assistance supports berth holders effectively.

Kos Town, founded in antiquity, holds a diverse history with Greek, Roman, medieval, Ottoman and Italian-period monuments. The area’s character is shaped by this layered heritage, presenting a variety of architectural and archaeological sites. Situated in the South Aegean, Kos offers a setting where history is visible in the fabric of the town and along the waterfront. Kos Marina comprises five piers with 265 berths and features mooring lines, water, electrical supply up to 400 amps, telephone connection and satellite TV. An additional 80 berths are available at Mandraki, complementing the marina’s capacity within this important sailing location.

The marina provides fuel, water, electricity, WiFi, security, waste handling, chandlery and technical services. Additional convenience is offered by a boatyard, pump-out facilities, an onsite supermarket, laundrette and car rental accessible nearby. The town of Kos supplies complete provisioning to vessels alongside the marina. Principal attractions around Kos include the Asklepieion, Castle of the Knights, Ancient Agora, Roman Odeon, Casa Romana and the Hippocrates Tree, which form a range of cultural sites to visit while moored here in the South Aegean.

A broker appointed by the buyer acts for the purchaser, researching the market, identifying boats, comparing options, and helping prepare and negotiate an offer.
