IN BRIEF

Which yacht broker do you need at Marina de Dénia?

Brokers do not all do the same job. For an owner who sells, the broker lists, advertises and presents offers. When you buy, the broker searches, compares and negotiates on the buyer’s behalf. And a full-service broker can take charge of the transaction from start to finish, representing both parties only where this is agreed in writing and explained openly. Which one suits you at Marina de Dénia depends on your plans.

Our approach is to put it in writing: what the broker will do, what it costs and how long it lasts. The commission is just 5%, the valuation is free, and you are looked after in six languages by a broker who can visit your boat at Marina de Dénia quickly. Request your valuation below, or call or WhatsApp +34 722 186 884.

Seller's listing broker with a limited service

When you sell with us, you appoint the seller’s broker for Marina de Dénia and we do the marketing: valuation, presentation, advertising, enquiries and viewings. The commission is just 5%. How much more we take on, such as negotiating or managing the later stages, is agreed with you in writing, and we explain it before you sign.

Owners appoint a listing broker to market the yacht and look for a buyer. The work can include helping to decide an asking price, collecting the yacht’s details and photographs, preparing and advertising the listing, replying to enquiries and arranging viewings. The agreement between owner and broker should say whether the appointment is exclusive or open, its length, the commission payable and the services covered.

The limited version of the service is simple: the broker advertises the yacht, passes an offer to the owner and does not negotiate or manage the remainder of the transaction. Some sellers want exactly that. It is a defined service, but it is not what every seller’s broker offers. Guidance on selling a yacht commonly covers the stages after an offer as well; Horizon Yachts International describes deposit, survey and sea trial, and YachtWorld says a broker may arrange a survey and sea trial.

The handover point matters, so ask before you sign. Who negotiates price and conditions? Who prepares or explains the paperwork? Who tracks deadlines and contingencies, arranges survey and sea-trial access, and coordinates closing, payment and the transfer documents? Tasks the broker leaves out may need separate professional help.

Under the listing relationship the broker represents the seller. A buyer who approaches that broker directly should ask whom the broker represents and whether to have separate representation. Buyers may also arrive through another broker under a co-brokerage arrangement, where the firms may share commission as they agree between themselves, so the seller should confirm in their own contract how this affects the fee and the service. Taken together, this describes a seller’s listing broker with a deliberately limited scope, not yacht brokerage in general. The same applies to a boat kept at Marina de Dénia.

Yacht ownership handover with European Yacht Brokers

Buyer's broker representing the purchaser

Buying a yacht abroad is easier with someone on your side. At Marina de Dénia, our buyer’s broker listens to what you want, finds suitable boats, helps you compare them and negotiate an offer, and keeps the survey, sea trial and closing moving. A local broker can reach any Spanish marina in under an hour, and we speak six languages.

The buyer’s broker represents the purchaser in the hunt for a yacht. A typical search starts by establishing the buyer’s plans, preferred yacht type, size, budget, location and priorities. The broker can research the market, identify boats worth considering, gather details from listing brokers, review available records and help the buyer compare. Previews and remote viewings are offered by some buyer brokers, so the client can narrow the choice before travelling.

The next stage starts when the buyer settles on a yacht. The broker can help prepare and negotiate an offer, explain the steps and deadlines, and coordinate with the seller’s listing broker through the purchase agreement, deposit and escrow arrangements, independent marine survey, specialist inspections, sea trial and any discussions that follow the inspections. Keeping everyone in communication is part of the job. Assessing the yacht is the surveyor’s job; a broker does not replace an independent technical inspection.

Buyer services at yacht brokerages typically take in research, negotiation, survey coordination, sea-trial arrangements and assistance with closing documents. Examples: Curtis Stokes & Associates helps buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support, and HMY coordinates the survey and sea-trial stages, post-survey discussions and closing. The service on offer varies, which is why the buyer should ask what the broker handles and what is left to the buyer.

Payment is not the same everywhere. Either the buyer’s broker receives an agreed share of the commission through a cooperating listing broker, or the buyer owes a fee under a separate representation agreement. Put the fee, duration, scope of authority and any exclusivity in writing before the search begins. The purchaser then has a dedicated representative across a wider search, even where another brokerage holds the listing. Purchasers searching near Marina de Dénia should ask these questions before appointing anyone.

Full-service broker representing both parties

Prefer one broker to manage everything? At Marina de Dénia our full-service broker handles the sale from assessing the yacht to closing and, if the parties agree in writing, represents both buyer and seller. The arrangement is written down so that each side knows whom the broker acts for.

The full-service yacht broker takes a sale from the owner’s first conversation through to completion. Typical tasks: assessing the yacht and its asking price, photographs and particulars, advertising, enquiries, viewings, communicating offers, and helping the parties through the contract, deposit, survey, sea trial and closing of an accepted offer. The broker may also coordinate documentation, escrow arrangements, delivery or other details. The listing and sale documents should record exactly what service is provided.

Dual agency means one broker represents both parties in the same transaction, as the Yacht Brokers Association of America describes it. In this profile the broker deals directly with the buyer and represents buyer and seller alike. It differs from a listing broker who helps a buyer with the sale but remains appointed to represent the seller. Ask the broker to explain the relationship before you make an offer.

Their interests are not the same: the seller generally wants the strongest price and terms, and the buyer wants a suitable yacht at a fair price with enough information to judge its condition. A broker acting for both cannot negotiate privately for each side as if there were two independent representatives. For that reason the YBAA discussion emphasises transparency about the arrangement and careful treatment of confidential information. Rules differ by jurisdiction, so the written agreement and applicable local advice should be relied on.

The commission is often dealt with in the seller’s listing agreement, but payment arrangements vary, so a buyer should check whether any separate fee is owed. Remember that full-service describes the range of work, while dual agency describes whom the broker represents. A broker can offer extensive transaction support without representing both sides.

How European Yacht Brokers operates in Spain and at Marina de Dénia

From our Valencia head office we manage a network of brokers serving Spain’s coastal regions and many of its marinas. The first conversation is with the Valencia team, who connect you with the broker for your area, and that broker can reach any Spanish marina inside an hour, thanks to the network, to visit your boat and give a no-cost valuation.

Our people are where your boat is. Delegates and agents work across every coastal region of Spain, namely Catalonia, the Valencian Community, Murcia, Andalusia, the Balearic Islands, the Canary Islands, Galicia, Asturias, Cantabria and the Basque Country, so a client at Marina de Dénia in Valencian Community can have the local broker visit the boat and talk things through quickly, while the Valencia head office stays your single point of contact.

Start a valuation by downloading our Sales Mandate and Evaluation Sheet. From the boat’s details and condition we can study the market and produce a precise, evidence-based valuation, drawing on the sales data we hold for boats worldwide over the past three years. Remember that a valuation assesses likely market value; it does not guarantee the eventual sale price.

After appointment, your regional broker handles finding a buyer, or the right boat for you, and guides you through the transaction to completion and the successful transfer of funds. We advertise across over 20 platforms throughout Europe so boats are seen beyond the Spanish market, and reaching international buyers can often help secure a stronger price than relying on local demand alone. Six languages are spoken between our brokers, so someone can talk to you in yours.

Frequently asked questions about yacht brokers

Is the appointment exclusive?

The listing agreement should say whether it is exclusive or open, how long it lasts and what commission is payable. We do not always ask for exclusivity.

What should a buyer agree in writing before the search starts?

The fee, the duration, the scope of the broker’s authority and any exclusivity should be set out in writing before the search begins.

Does a listing broker who helps a buyer represent that buyer?

Not by default. Helping a buyer does not by itself change whom a listing broker represents. The written agreement decides.

How much does European Yacht Brokers charge?

Our commission is exactly 5% and the valuation is free.

Can I end the mandate?

The contract can be terminated at any time. If a buyer we introduced during the mandate buys the boat later, we are still entitled to our commission.
