IN BRIEF

Which yacht broker do you need at Puerto América?

Three questions decide which yacht broker you need at Puerto América. Are you selling? Then you want a seller’s broker, who markets the yacht and passes you the offers. Are you buying? Then you want a buyer’s broker, who researches the market and negotiates for you. Want one person to see the whole deal through? A full-service broker can do that and, if both parties agree in writing, represent both sides. We explain each below.

Our approach is to put it in writing: what the broker will do, what it costs and how long it lasts. The commission is just 5%, the valuation is free, and you are looked after in six languages by a broker who can visit your boat at Puerto América quickly. Ask for a valuation below, or call or WhatsApp +34 722 186 884.

Seller's listing broker with a limited service

At Puerto América, European Yacht Brokers acts as your seller’s broker: we value the yacht, prepare the listing, advertise it, deal with enquiries and arrange the viewings, for a commission of just 5%. How much more we take on is agreed with you in writing, so you know exactly where our work starts and ends before you sign.

A seller’s listing broker works for the owner, seeking a buyer for the yacht. Under the terms agreed, the broker can assist with an asking price, the specifications and photographs, the listing itself, advertising, enquiries and viewings. A good listing agreement makes four things clear: whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker has agreed to provide.

Not every seller wants a full service. Some ask only for listing and marketing: the broker advertises the yacht, passes any offer to the owner and does not take responsibility for negotiating or managing the rest of the sale. That can be a properly defined service, but it does not describe every seller’s broker. Sale guidance often covers the work after an offer too: Horizon Yachts International describes the deposit, survey and sea-trial stages, and YachtWorld notes that a broker may arrange a survey and sea trial.

Check the handover point before you sign. Does the broker negotiate price and conditions, help with the paperwork, keep track of deadlines and contingencies, arrange access for the survey and sea trial, and coordinate closing, payment and transfer documents? Should some of these be excluded, the seller may need separate professional help.

In the listing relationship, the broker’s client is the seller. Buyers who contact that broker should ask whom it represents and whether separate representation is needed. Co-brokerage can bring in a buyer through another firm, and the two firms may share commission according to their agreement; the seller should confirm what this does to the fee and service in their own contract. In short, this is a seller’s listing broker with a deliberately limited scope, not a general definition of brokerage, and it applies just as much to a yacht lying at Puerto América.

Buyer's broker representing the purchaser

As your buyer’s broker at Puerto América, we represent you rather than the seller. That means a dedicated representative across a wider search, including boats listed by other brokerages, with help preparing offers, coordinating inspections and keeping every step in writing.

The buyer’s broker represents the purchaser in the hunt for a yacht. A typical search starts by establishing the buyer’s plans, preferred yacht type, size, budget, location and priorities. The broker can research the market, identify boats worth considering, gather details from listing brokers, review available records and help the buyer compare. Previews and remote viewings are offered by some buyer brokers, so the client can narrow the choice before travelling.

After a yacht is chosen, the broker’s role is to help prepare and negotiate an offer, make the steps and deadlines clear and stay in touch with the seller’s listing broker. The transaction may include a purchase agreement, deposit and escrow, an independent marine survey, specialist inspections, a sea trial and talks after the inspections. The broker can help coordinate all this and keep people communicating; the assessment of the yacht itself belongs to the surveyor, because a broker does not replace an independent technical inspection.

Buyer services at yacht brokerages typically take in research, negotiation, survey coordination, sea-trial arrangements and assistance with closing documents. Examples: Curtis Stokes & Associates helps buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support, and HMY coordinates the survey and sea-trial stages, post-survey discussions and closing. The service on offer varies, which is why the buyer should ask what the broker handles and what is left to the buyer.

Fees differ. The buyer’s broker may receive an agreed share of the commission through a cooperating listing broker, or the buyer may owe a fee under a separate representation agreement, so establish the fee, duration, scope of authority and any exclusivity in writing before the search begins. In return the buyer has a dedicated representative across a wider search, whichever brokerage lists the chosen yacht. Anyone considering a yacht near Puerto América should ask these questions before appointing a broker.

Full-service broker representing both parties

Prefer one broker to manage everything? At Puerto América our full-service broker handles the sale from assessing the yacht to closing and, if the parties agree in writing, represents both buyer and seller. The arrangement is written down so that each side knows whom the broker acts for.

A full-service yacht broker can run a sale from the first conversation with the owner to completion. The work may include assessing the yacht and its asking price, preparing photographs and particulars, advertising, answering enquiries, arranging viewings, passing on offers and helping the parties take an accepted offer through contract, deposit, survey, sea trial and closing. The agreement may also cover documentation, escrow arrangements, delivery and other practical matters. The listing and sale documents should set out the precise service.

In this profile the broker also deals directly with the buyer and represents both buyer and seller, which the Yacht Brokers Association of America calls dual agency: one broker acting for both parties in the same transaction. A listing broker who merely helps a buyer with the sale, while still appointed by the seller, is a different thing. Before making an offer, a buyer should ask the broker to explain the relationship.

Their interests are not the same: the seller generally wants the strongest price and terms, and the buyer wants a suitable yacht at a fair price with enough information to judge its condition. A broker acting for both cannot negotiate privately for each side as if there were two independent representatives. For that reason the YBAA discussion emphasises transparency about the arrangement and careful treatment of confidential information. Rules differ by jurisdiction, so the written agreement and applicable local advice should be relied on.

The commission is often dealt with in the seller’s listing agreement, but payment arrangements vary, so a buyer should check whether any separate fee is owed. Remember that full-service describes the range of work, while dual agency describes whom the broker represents. A broker can offer extensive transaction support without representing both sides.

How European Yacht Brokers operates in Spain and at Puerto América

From our Valencia head office we manage a network of brokers serving Spain’s coastal regions and many of its marinas. The first conversation is with the Valencia team, who connect you with the broker for your area, and that broker can reach any Spanish marina within the hour, thanks to the network, to visit your boat and give a no-cost valuation.

Coverage is by region. For Puerto América in Cádiz the broker is the one for Andalusia; elsewhere our delegates and agents cover Catalonia, the Valencian Community, Murcia, Andalusia, the Balearic Islands, the Canary Islands, Galicia, Asturias, Cantabria and the Basque Country. They can speak to customers and visit their boats at short notice, with the Valencia head office keeping everything coordinated.

A valuation starts with the boat’s details and condition: download our Sales Mandate and Evaluation Sheet and we will study the market for you. The result is a precise, evidence-based valuation informed by the sales data available to us for boats worldwide over the past three years, and it is an assessment of likely market value rather than a guarantee of the sale price.

When you appoint us, the regional broker takes over the work of finding a buyer, or of helping you find the right boat, and guides you to completion and the successful transfer of funds. Boats are advertised on over 20 platforms across Europe, which gives them visibility beyond the Spanish market; international buyers can often help secure a stronger price than local demand alone. And because our brokers speak six languages between them, we can connect you with someone who speaks your language.

Puerto América and Cádiz: the marina and the area

Where a yacht is kept shapes how it sells, and for boats at Puerto América that place is Cádiz in Andalusia. The notes below summarise the marina’s facilities, the town, its history and what there is to do.

Puerto América in Cádiz provides berths accommodating boats up to 18 metres in length. The marina offers harbour-master services, surveillance, a weather station, parking, showers, changing rooms, and facilities for water, electricity, fire protection, wastewater, recycling, and waste. Fuel is available in both diesel and petrol, alongside a ramp, waiting quay, boatyard, fixed crane, workshops, ice, and laundry. Lifting and launching equipment includes a 10-ton fixed crane and a 2.5-ton forklift. Technical support is offered through the workshops on site.

Cádiz is located in Andalusia and features a commercial dock area that includes Puerto América marina beside the city’s open, cosmopolitan centre. The marina’s setting close to central Cádiz supports activities identified as suitable for water sports. Puerto América is positioned within this active urban context, where sailing is also noted as an appropriate pursuit. This location combines maritime facilities with the historical and commercial character of the city, permitting interactions between yachting and the urban environment.

Frequently asked questions about yacht brokers

Is the appointment exclusive?

The listing agreement should say whether it is exclusive or open, how long it lasts and what commission is payable. Exclusivity is not always required, and we decide it case by case.

What does a buyer’s broker do?

The buyer’s broker acts for the purchaser, researching the market, identifying boats, comparing options, and helping prepare and negotiate an offer.

Why does dual agency need transparency?

The seller generally wants the strongest price and terms, while the buyer wants a suitable yacht at a fair price. One broker cannot privately negotiate for each side as two independent representatives would, so the arrangement and the handling of confidential information should be clear.

Can you talk to me in my language?

Our brokers speak six languages between them, so we can put you in touch with a broker who speaks your language.

How accurate is your valuation?

We study the market using the sales data available to us for boats worldwide over the past three years and prepare an evidence-based valuation. A valuation is an assessment of likely market value, not a guarantee of the final sale price.
