How Much Does a Berth Cost in Portugal? 2027 Guide

Read boat dimensions, stay periods and service inclusions correctly, with scoped official examples and questions to ask the actual berth operator.

By Peter Mattey · 9 min read · Facts checked 2026-10-03

Berth costs Portugal should be checked against a named operator, the boat's dimensions and the exact stay you want. A price for an allocated annual berth is not automatically a visiting rate or evidence that a place is available. This guide uses official Portuguese port information, including verified Lisbon tariff examples, to show how to read the conditions and build a useful budget. It does not invent a national average, a regional shortage or a guaranteed waiting time.

Buyers should confirm a proposed berth before treating the ownership budget as complete, and sellers should ask what happens to the existing arrangement after sale. Keep an operator's written availability decision with its quotation. Compare included services and supplementary charges alongside the rate, using the rules for the actual location. Section 1

What determines the berth class and quoted rate?

Marina de Lisboa's official tariff uses overall length and beam to classify the boat, with a class change when either stated limit is exceeded. The rate normally corresponds to the occupied place, except where the arrangement arises in APL's interest. As a practical recommendation, send the operator reliable dimensions before requesting a quotation and ask which place and class it has used. A model name or nominal length alone may leave the tariff question unresolved if the beam or allocated place differs.

For multihulls, the Lisbon tariff uses full length and half beam for classification, then increases the resulting class rate by 50%. This is a specific operator rule, not a national assumption about every catamaran berth. As a practical recommendation, ask the actual operator to explain its calculation and confirm the total in writing. Compare that calculation with the dimensions in the boat's records, and keep any operator measurement or classification decision with the quotation so the basis remains traceable.

APL's operating regulation applies to the recreational docks it manages directly. Its published tariff examples therefore should not be applied automatically to a private marina in the Algarve or an island harbour. As a practical recommendation, identify the operator and governing conditions for each berth you are comparing. Ask how length, beam, berth position and the proposed stay affect the quote. This guide establishes no universal Portuguese marina formula and does not substitute one operator's price for a different location's current quotation.

Broker tip: Provide overall length and beam when requesting a berth quote. Ask the operator to identify the class and occupied place used, then compare each location on its own confirmed calculation and applicable conditions. Section 2

How do you establish whether a berth is available?

In APL's directly managed docks, entry and stay require a prior application by the owner or legal representative. Article 10 identifies applicant documents, the boat booklet with a valid inspection and evidence of the required liability insurance. As a practical recommendation, assemble the applicable records before contacting the operator and ask how the request will be handled for your intended arrival. Keep availability and price as separate confirmations; a published tariff is not an allocation decision for the boat you plan to buy.

The same regulation applies the daily rate while required documents remain missing. This is a defined local consequence, not a general claim about every marina's paperwork policy. As a practical recommendation, ask which document is outstanding and how supplying it changes the proposed arrangement before budgeting a longer stay. Make sure the applicant and boat records are correct, particularly when a purchase is being completed at the same time. Do not assume an annual-looking quotation removes a document condition that has not been met.

The APL regulation subjects new permanent berth allocations to a waiting list and makes temporary renewal dependent on availability. That verifies an allocation process but supplies no current queue length or guaranteed waiting time for this guide. As a practical recommendation, ask the operator for the position of your actual request and a viable plan for the proposed dates. If you are buying a boat already afloat in the docks, obtain an explicit decision for the buyer rather than assuming the seller's place continues automatically.

Broker tip: Ask for availability and required documents alongside the tariff. Obtain a decision for the intended owner and boat, and keep any waiting-list position or temporary arrangement separate from a promise of permanent allocation. See also our guide on how to buy a boat in Portugal.

What do the official 2026 Lisbon examples show?

For Class IV, covering overall length 10.01–12 metres and beam 3.30 metres, the 2026 Marina de Lisboa tariff lists €25.55 per day and €2,791.91 per year before applicable VAT. These are specific tariff entries, not an average for Portugal or an offer of an available berth. As a practical recommendation, use an example only to understand the schedule, then request the operator's actual calculation for your boat, the occupied place and the period you intend to book.

For Class IVA at the same overall-length band of 10.01–12 metres and beam 4.00 metres, the published rates are €29.81 per day and €3,448.81 per year before applicable VAT. The wider class illustrates why the beam condition matters to a quotation. The tariff identifies monthly, half-year and annual rates as permanent-stay prices for boats with an allocated berth. As a practical recommendation, confirm allocation and the applicable regime before comparing a quoted annual amount with a visiting stay.

APL's operating regulation includes available pontoon water and electricity, waste collection and available sanitary facilities in its dock-use rates. As a practical recommendation, ask which services are available at the actual place and which other services carry separate charges. Compare the full scope of different quotations rather than treating every water or electricity arrangement as identical. Keep any lifting, access-device or other supplementary operator price separate in the budget, and ask whether the written total includes the applicable VAT. No national berth-cost average, regional shortage statistic, current queue length or typical waiting time was verified. The Lisbon examples are operator-specific and do not establish prices or allocation conditions for another marina. For these, email us at info@europeanyachtbrokers.com for the latest information.

Broker tip: Use the quoted class and stay regime rather than a national-average assumption. Confirm allocation, applicable VAT, service inclusions and supplementary charges in writing before comparing the complete berth budget with another operator's offer. Section 4

Which contract and handover conditions can affect the cost?

Article 17 of APL's operating regulation makes the berth fee indivisible and states that cancelling the granted allocation before its period ends does not produce a refund. As a practical recommendation, read the cancellation position before paying for a longer stay and ask about an uncertain plan for sale or departure. Do not divide an annual entry into a assumed refundable daily balance. The actual operator's conditions should govern the budget for an arrangement elsewhere, rather than this scoped Lisbon provision.

For an APL temporary-stay extension, Article 14 requires at least 24 hours' notice, subject to space and immediate payment. Article 12 makes the berth allocation specific to its holder and boat, and ownership changes must be communicated under Article 7. As a practical recommendation, coordinate the seller's exit and buyer's berth request before handover. Obtain the operator's written position and avoid advertising a continuing berth as part of the boat sale unless the actual arrangement has been expressly confirmed.

The Docapesca tariff separately states that VAT is added under applicable law unless otherwise stated or exempt. This verifies a charge condition within that operator's scope, not a single final rate for every berth in the country. As a practical recommendation, ask whether each quotation is gross or net of applicable tax, what deposits or access charges remain and how an early departure is handled. No generic berth-transfer entitlement, countrywide seasonal premium or customary refund is established by the official sources used here.

Broker tip: Read cancellation and extension conditions before paying, and confirm any ownership change with the operator. Compare the complete gross amount and required deposits, keeping an assumed berth transfer out of the sale terms until confirmed. Your questions

Frequently asked questions

Can the boat's beam change the Lisbon tariff class?

Yes: Marina de Lisboa's tariff changes the class when either the specified overall-length or beam limit is exceeded. Ask the operator which class and occupied place apply to your actual boat, using reliable recorded dimensions. The published entries are operator-specific, so do not infer that another Portuguese marina calculates a berth in the same way from the boat's nominal model length. (APL – Porto de Lisboa)

Does a published annual rate mean a permanent berth is available?

No allocation is established by the price table alone. APL's regulation subjects new permanent allocations to a waiting list, while temporary renewal depends on availability. Obtain a decision for the intended owner, boat and dates alongside the quotation. The official sources here do not verify the current queue length, a typical wait or a guaranteed place for a prospective purchase. (Diário da República)

What is the verified Class IV daily Lisbon example?

The 2026 Marina de Lisboa tariff lists €25.55 per day for Class IV, overall length 10.01–12 metres and beam 3.30 metres, before applicable VAT. Its annual entry is €2,791.91 in the permanent-stay regime for an allocated berth. Treat these as scoped tariff examples and ask for the actual class, place, services and complete quotation for your own proposed stay. (APL – Porto de Lisboa)

Do Lisbon dock-use charges include water and electricity?

APL's operating regulation includes available pontoon water and electricity, waste collection and available sanitary facilities in its dock-use rates. Confirm the services at the actual berth and any supplementary charge before comparing quotations. Do not extend those inclusions to another operator without checking its terms, and ask whether the complete amount includes applicable VAT and any additional access or service payment. (Diário da República)

Can I assume the seller's APL berth accompanies the boat?

No continuing arrangement should be assumed: Article 12 makes the allocation valid for its specified holder and boat, and Article 7 requires ownership changes to be communicated. Ask APL for its written position for the buyer before treating a berth as part of the sale. Keep that decision with the purchase file, separately from the boat's ownership-transfer application and the seller's existing payment records. (Diário da República)
