IN BRIEF

Which yacht broker do you need at Petalidhion?

Yacht brokers work in three different ways. On the selling side, the broker lists, advertises and presents offers. If you are buying, the broker searches, compares and negotiates on the buyer’s behalf. And a full-service broker can take charge of the transaction from start to finish, representing both parties only where this is agreed in writing and explained openly. Which one suits you at Petalidhion depends on your plans.

Brokerage is what we do, and we make it easy: a valuation free of charge, a commission of just 5%, over 20 international platforms including YachtWorld, six languages and a local broker who can reach any Greek marina, including Petalidhion, in under an hour. Tell us whether you want to sell, buy or have one broker for both, and we will take it from there.

Seller's listing broker with a limited service

Here is what you get from us as a seller at Petalidhion: a free, evidence-based valuation, a listing prepared with photographs and full particulars, advertising on over 20 international platforms including YachtWorld, replies to every enquiry and arranged viewings. We charge 5% and spell out in the agreement exactly which services are included.

A seller’s listing broker works for the owner, seeking a buyer for the yacht. As the agreement provides, the broker can assist with an asking price, the specifications and photographs, the listing itself, advertising, enquiries and viewings. A good listing agreement makes four things clear: whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker has agreed to provide.

Not every seller wants a full service. Some ask only for listing and marketing: the broker advertises the yacht, passes any offer to the owner and does not take responsibility for negotiating or managing the rest of the sale. That can be a properly defined service, but it does not describe every seller’s broker. Sale guidance often covers the work after an offer too: Horizon Yachts International describes the deposit, survey and sea-trial stages, and YachtWorld notes that a broker may arrange a survey and sea trial.

The handover point matters, so ask before you sign. Who negotiates price and conditions? Who prepares or explains the paperwork? Who tracks deadlines and contingencies, arranges survey and sea-trial access, and coordinates closing, payment and the transfer documents? Tasks the broker leaves out may need separate professional help.

In the listing relationship, the broker’s client is the seller. Buyers who contact that broker should ask whom it represents and whether separate representation is needed. Co-brokerage can bring in a buyer through another firm, and the two firms may share commission according to their agreement; the seller should confirm what this does to the fee and service in their own contract. In short, this is a seller’s listing broker with a deliberately limited scope, not a general definition of brokerage, and it applies just as much to a yacht lying at Petalidhion.

Buyer's broker representing the purchaser

Tell us the type, size, budget and area you have in mind and our buyer’s broker will start the search for you around Petalidhion. We guide you through the offer, deposit and escrow, survey, sea trial and closing, and you always know what we will handle and what remains yours.

A buyer’s broker is engaged to represent the purchaser throughout the search and purchase. The first step can be a discussion of what the buyer wants: yacht type, size, budget, location and priorities. The broker can then study the market, pick out possible boats, gather information from the listing brokers, check the available records and help the buyer weigh up the choices. Some also preview yachts or set up remote viewings, so the client can shortlist before making a journey.

When the buyer has found a yacht, the broker can help prepare and negotiate the offer, explain the steps and deadlines and liaise with the seller’s listing broker. Expect a purchase agreement, deposit and escrow arrangements, an independent marine survey, specialist inspections, a sea trial and further discussion once the inspections are done. The broker helps coordinate these steps and keeps communication moving, but the surveyor assesses the yacht, and the broker does not replace an independent technical inspection.

Some yacht brokerages publish what their buyer services include: research, negotiation, survey coordination, sea-trial arrangements and assistance with closing documentation. At Curtis Stokes & Associates that means helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support; HMY describes coordinating survey and sea-trial stages, post-survey discussions and closing. Since services vary, buyers should ask what the broker will handle and what remains theirs.

Payment varies. A buyer’s broker may be paid an agreed share of the commission through a cooperating listing broker, or the buyer may owe a fee under a separate representation agreement. Before the search begins, the buyer should have the fee, duration, scope of authority and any exclusivity in writing. The result is a dedicated representative across a wider search, even when the yacht you choose is listed by another brokerage. Buyers looking at yachts around Petalidhion should ask these questions before appointing anyone.

Full-service broker representing both parties

Prefer one broker to manage everything? At Petalidhion our full-service broker handles the sale from assessing the yacht to closing and, if the parties agree in writing, represents both buyer and seller. The arrangement is written down so that each side knows whom the broker acts for.

The full-service yacht broker takes a sale from the owner’s first conversation through to completion. Typical tasks: assessing the yacht and its asking price, photographs and particulars, advertising, enquiries, viewings, communicating offers, and helping the parties through the contract, deposit, survey, sea trial and closing of an accepted offer. The broker may also coordinate documentation, escrow arrangements, delivery or other details. The listing and sale documents should record exactly what service is provided.

Dual agency, in the words of the Yacht Brokers Association of America, is one broker representing both parties in the same transaction, and it is what this profile describes: a broker dealing directly with the buyer while representing buyer and seller. It is not the same as a listing broker who helps a buyer but stays appointed by the seller. The buyer should ask for the relationship to be explained before making an offer.

Buyer and seller want different things. Generally the seller seeks the strongest price and terms, while the buyer wants a suitable yacht at a fair price and has to make informed decisions about its condition. One broker for both cannot negotiate privately for each side as two independent representatives would. The YBAA discussion stresses transparency about the arrangement and careful handling of confidential information. Because the rules and permitted arrangements vary by jurisdiction, the parties should rely on the written agreement and local advice.

The commission is often dealt with in the seller’s listing agreement, but payment arrangements vary, so a buyer should check whether any separate fee is owed. Remember that full-service describes the range of work, while dual agency describes whom the broker represents. A broker can offer extensive transaction support without representing both sides.

How European Yacht Brokers operates in Greece and at Petalidhion

European Yacht Brokers runs its Greek operations from its Athens head office, with brokers serving coastal regions and many marinas throughout Greece. Your first contact is with the Athens team, who connect you with the broker responsible for your area. Our regional network means we can arrange for a broker to reach any Greek marina inside an hour, and the local broker can arrange a visit to your boat and provide a valuation at no charge.

Owners and buyers at Petalidhion, Peloponnese, deal with the broker for that area, and the same applies along the rest of the Greek coast. Our agents and delegates cover Attica, Central Greece, Central Macedonia, Crete, Eastern Macedonia and Thrace, Epirus, the Ionian Islands, the North Aegean, the Peloponnese, the South Aegean, Thessaly and Western Greece, and they can talk to customers and visit their boats quickly, working with the Athens head office.

Our Sales Mandate and Evaluation Sheet is where a valuation starts. We use the boat’s details and condition, study the market and prepare a precise valuation based on evidence, informed by sales data for boats worldwide over the past three years. It is an assessment of likely market value, not a guarantee of the price the boat will eventually sell for.

After appointment, your regional broker handles finding a buyer, or the right boat for you, and guides you through the transaction to completion and the successful transfer of funds. We advertise across over 20 platforms throughout Europe so boats are seen beyond the Greek market, and reaching international buyers can often help secure a stronger price than relying on local demand alone. Six languages are spoken between our brokers, so someone can talk to you in yours.

Petalidhion and Peloponnese: the marina and the area

Whether you are listing a yacht at Petalidhion or looking at one, the surroundings are worth knowing. The sections below describe the marina, Peloponnese and the area around it in Peloponnese, so that owners and buyers know what to expect before the first viewing.

Petalidi is a Messinian Gulf town located close to the site of ancient Korone, set within an olive-growing countryside marked by sandy-and-pebbly beaches. The town features an organised beach where swimming is possible, as well as a waterfront esplanade lined with cafés and tavernas. Visitors can see the Church of Mother Mary, built in 1835, and explore archaeological remains nearby. Peloponnese itself includes wider Messinia and the city of Kalamata, which are accessible from Petalidhion.

The area offers a central square and waterfront area alongside several beachside attractions such as breakwaters and organised beaches. Excursions can be made to ancient Messene, Koroni, and Kalamata. Services in Petalidhion include supermarkets, pharmacies, ATMs, restaurants, and basic harbour supplies, providing practical support for boat owners and visitors alike.

Boats on the market near Petalidhion

Boats on the market near Petalidhion are published in the European Yacht Brokers archive after local brokers add and verify them. Buyers can ask for a wider search, and owners can have a boat shown to buyers who are searching in Peloponnese, in Peloponnese and in nearby ports.

Sailing from Petalidhion: winds, cruising and the season

The small harbour at Petalidhion benefits from partial shelter against prevailing weather but remains exposed to easterly and southerly winds which can affect sea conditions. Boaters from this marina have access to ports within the Messinian Gulf, including Kalamata, Koroni and Finikounda. The sailing season covers the typical periods for the region, allowing navigation between these destinations during suitable conditions.

A visit to Petalidhion can be arranged quickly by the broker for Peloponnese: they can see your boat, give a free valuation and explain how selling or buying here works with European Yacht Brokers.

Frequently asked questions about yacht brokers

Who does a listing broker represent?

Under the listing relationship, the broker represents the seller. A buyer who contacts that broker should ask whom the broker represents and whether to have separate representation.

Can a yacht be viewed for me before I travel?

Some buyer brokers preview yachts or arrange remote viewings so the client can narrow the choice before travelling. Ask what service is included.

Can one broker act for both the buyer and the seller?

Yes, this is called dual agency: one broker represents both parties in the same transaction. Any buyer should have the relationship explained before making an offer. The rules vary by jurisdiction.

Where is my boat advertised?

We advertise boats across over 20 platforms throughout Europe, so they are visible beyond the Greek market.

How do I start a valuation?

Fill in our Sales Mandate and Evaluation Sheet and send us the boat’s details and condition; your regional broker can then arrange a visit to your boat.
