IN BRIEF

Which yacht broker do you need at Porto di Palau?

What separates them: a seller’s broker works for the owner and brings the yacht to market; a buyer’s broker works for the purchaser and finds, compares and negotiates; a full-service broker handles the sale from the first conversation to completion and, if you agree it in writing, can act for both sides. At Porto di Palau you can choose any of the three, and the written agreement sets out exactly what is included.

Brokerage is what we do, and we make it easy: a complimentary valuation, a commission of just 5%, over 20 international platforms including YachtWorld, six languages and a local broker who can reach any Italian marina, including Porto di Palau, in less than sixty minutes. Tell us whether you want to sell, buy or have one broker for both, and we will take it from there.

Seller's listing broker with a limited service

Selling a yacht kept at Porto di Palau? Our seller’s broker takes the work off you: a complimentary valuation, photographs and particulars, advertising on over 20 international platforms, the enquiries and the viewings. The agreement says what is included, how long it lasts and what commission is payable (just 5%), so there are no surprises.

The seller’s listing broker is the professional the owner engages to present the yacht to the market and find a buyer. The broker may help with the asking price, with specifications and photographs, with preparing and advertising the listing, and with enquiries and viewings. The listing agreement should set out whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker will provide.

Some owners choose a listing and marketing service and nothing more. The broker then advertises the yacht, hands any offer to the owner and takes no responsibility for negotiating or managing what follows. This can work as a clearly defined service, but it should not be taken as the standard seller’s broker. Published guidance usually includes work after the offer, with Horizon Yachts International describing the deposit, survey and sea-trial stages and YachtWorld explaining that a broker may arrange a survey and sea trial.

The handover point matters, so ask before you sign. Who negotiates price and conditions? Who prepares or explains the paperwork? Who tracks deadlines and contingencies, arranges survey and sea-trial access, and coordinates closing, payment and the transfer documents? Tasks the broker leaves out may need separate professional help.

Under the listing relationship the broker represents the seller. A buyer who approaches that broker directly should ask whom the broker represents and whether to have separate representation. Buyers may also arrive through another broker under a co-brokerage arrangement, where the firms may share commission as they agree between themselves, so the seller should confirm in their own contract how this affects the fee and the service. Taken together, this describes a seller’s listing broker with a deliberately limited scope, not yacht brokerage in general. The same applies to a boat kept at Porto di Palau.

Yacht ownership handover with European Yacht Brokers

Buyer's broker representing the purchaser

Buying a yacht abroad is easier with someone on your side. At Porto di Palau, our buyer’s broker listens to what you want, finds suitable boats, helps you compare them and negotiate an offer, and keeps the survey, sea trial and closing moving. A local broker can reach any Italian marina inside an hour, and we speak six languages.

Buyers appoint a broker to act for them in finding and buying a yacht. Work begins with the buyer’s plans, preferred type, size, budget, location and priorities. The broker researches the market, identifies possible boats, asks the listing brokers for information, reviews the records that exist and helps the buyer compare options. A number of buyer brokers also preview yachts or arrange remote viewings, which helps the client narrow the field before travelling.

The next stage starts when the buyer settles on a yacht. The broker can help prepare and negotiate an offer, explain the steps and deadlines, and coordinate with the seller’s listing broker through the purchase agreement, deposit and escrow arrangements, independent marine survey, specialist inspections, sea trial and any discussions that follow the inspections. Keeping everyone in communication is part of the job. Assessing the yacht is the surveyor’s job; a broker does not replace an independent technical inspection.

Some yacht brokerages publish what their buyer services include: research, negotiation, survey coordination, sea-trial arrangements and assistance with closing documentation. At Curtis Stokes & Associates that means helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support; HMY describes coordinating survey and sea-trial stages, post-survey discussions and closing. Since services vary, buyers should ask what the broker will handle and what remains theirs.

Payment varies. A buyer’s broker may be paid an agreed share of the commission through a cooperating listing broker, or the buyer may owe a fee under a separate representation agreement. Before the search begins, the buyer should have the fee, duration, scope of authority and any exclusivity in writing. The result is a dedicated representative across a wider search, even when the yacht you choose is listed by another brokerage. Buyers looking at yachts around Porto di Palau should ask these questions before appointing anyone.

Full-service broker representing both parties

Prefer one broker to manage everything? At Porto di Palau our full-service broker handles the sale from assessing the yacht to closing and, if the parties agree in writing, represents both buyer and seller. The arrangement is written down so that each side knows whom the broker acts for.

Full service describes a broker who can look after the whole sale. After the first conversation with the owner the work may include assessing the yacht and asking price, photographs and particulars, advertising, enquiries, viewings and the communication of offers, then helping both parties move an accepted offer through the contract, deposit, survey, sea trial and closing. The broker may also coordinate documentation, escrow, delivery and other details. Set the precise service out in the listing and sale documents.

Dual agency, in the words of the Yacht Brokers Association of America, is one broker representing both parties in the same transaction, and it is what this profile describes: a broker dealing directly with the buyer while representing buyer and seller. It is not the same as a listing broker who helps a buyer but stays appointed by the seller. The buyer should ask for the relationship to be explained before making an offer.

The parties’ interests differ. The seller generally wants the strongest price and terms; the buyer wants a suitable yacht at a fair price and needs to make informed decisions about its condition. A broker representing both cannot privately negotiate for each side as if there were two independent representatives. The YBAA discussion stresses transparency about the arrangement and careful handling of confidential information. Legal rules and permitted arrangements vary by jurisdiction, so rely on the written agreement and applicable local advice.

Check who pays what. The commission is often addressed in the seller’s listing agreement, yet arrangements vary and a buyer should find out whether a separate fee is owed. Full-service is about how much work the broker does; dual agency is about whom the broker represents. Extensive support through a transaction does not mean the broker represents both sides.

How European Yacht Brokers operates in Italy and at Porto di Palau

European Yacht Brokers directs its Italian operations from Olbia, with brokers serving coastal regions and many marinas throughout the country. Start with the Olbia team, who will connect you with the broker responsible for your area. The regional network lets us arrange for a broker to reach any Italian marina in less than an hour; the local broker can arrange a visit to your boat and provide a valuation free of charge.

Our people are where your boat is. Delegates and agents work across every coastal region of Italy, namely Abruzzo, Basilicata, Calabria, Campania, Emilia-Romagna, Friuli-Venezia Giulia, Lazio, Liguria, Marche, Molise, Apulia, Sardinia, Sicily, Tuscany and Veneto, so a client at Porto di Palau in Sardinia can have the local broker visit the boat and talk things through quickly, while the Olbia head office stays your single point of contact.

To begin a valuation, download our Sales Mandate and Evaluation Sheet. Using the boat’s details and condition we study the market and prepare a precise, evidence-based valuation informed by the sales data available to us for boats worldwide over the past three years. A valuation is an assessment of likely market value, rather than a guarantee of the eventual sale price.

When you appoint us, the regional broker takes over the work of finding a buyer, or of helping you find the right boat, and guides you to completion and the successful transfer of funds. Boats are advertised on over 20 platforms across Europe, which gives them visibility beyond the Italian market; international buyers can often help secure a stronger price than local demand alone. And because our brokers speak six languages between them, we can connect you with someone who speaks your language.

Porto di Palau and Palau: the marina and the area

A boat berthed at Porto di Palau is a boat in Palau, Sardinia, and its surroundings are part of the sale. Buyers want to know what the marina offers, what the town is like and what there is to do nearby, so we set out what is known about the marina and the area.

Porto di Palau marina offers 400 berths suitable for boats up to 18 metres in length. The municipal Porto Turistico accommodates yachts with a draft of up to 3.5 metres, providing water, electricity, toilets, showers, laundry, garbage disposal, and a quay fuel station. Lifting and launching services are available at MD Service in the Liscia Culumba industrial area, which also handles haul-out and launch operations. Technical support includes marine engine repairs at the same MD Service facility, complemented by engine and electrical repairs at the yard within the harbour.

Palau is a small harbour located in Sassari / Gallura on Sardinia’s northeast coast, directly opposite the Maddalena group. It functions as the main ferry port for the area and serves as a base for accessing the Maddalena Islands and the Nuragic remains around Arzachena. The town’s maritime position places it at the heart of local historic and archaeological interest, connecting visitors to sites such as Nuraghe Malchittu and the Giants’ Tombs of Coddu Vecchiu. Palau’s role as a gateway to Sardinia and the Maddalena archipelago underlines its significance in regional navigation and culture.

Frequently asked questions about yacht brokers

What should a seller ask a broker before signing?

Will the broker negotiate price and conditions, explain the paperwork, track deadlines, arrange access for a survey or sea trial and coordinate closing, payment and transfer? Where any are excluded, separate professional help may be needed.

What should a buyer agree in writing before the search starts?

The fee, the duration, the scope of the broker’s authority and any exclusivity should all be written down before the search begins.

Why does dual agency need transparency?

The seller generally wants the strongest price and terms, while the buyer wants a suitable yacht at a fair price. With one broker for both parties there are not two independent representatives, so the arrangement and the handling of confidential information should be clear.
