IN BRIEF

Which yacht broker do you need at Alipa Marina?

Which broker do you need? If you are selling at Alipa Marina, our seller’s broker helps set the asking price, prepares the listing and advertises it. If you are buying, our buyer’s broker can research the market, help you compare boats, negotiate and coordinate the survey and sea trial. And if you want one broker to look after the whole sale, our full-service broker does so and, where agreed in writing, can represent both parties. The sections below explain what each involves.

Our approach is to put it in writing: what the broker will do, what it costs and how long it lasts. The commission is just 5%, the valuation is free, and you are looked after in six languages by a broker who can visit your boat at Alipa Marina quickly. Start with the valuation below, or call or WhatsApp +30 698 013 5656.

Seller's listing broker with a limited service

Owners at Alipa Marina who want to sell can appoint European Yacht Brokers as their seller’s broker. The local broker visits your boat, we value it free of charge, and then we put the yacht in front of buyers across Europe in six languages. Commission is just 5%, and we set out the scope of the service in writing.

The seller’s listing broker is the professional the owner engages to present the yacht to the market and find a buyer. The broker may help with the asking price, with specifications and photographs, with preparing and advertising the listing, and with enquiries and viewings. The listing agreement should set out whether the appointment is exclusive or open, how long it lasts, what commission is payable and what services the broker will provide.

A limited service exists for sellers who need only a listing and marketing arrangement. Here the broker advertises the yacht and passes an offer to the owner, while negotiation and the rest of the transaction stay outside the broker’s responsibility. It is a legitimate, defined service, though not a description of every seller’s broker. Many guides include post-offer work: Horizon Yachts International sets out the deposit, survey and sea-trial stages, and YachtWorld says a broker may arrange the survey and sea trial.

The handover point matters, so ask before you sign. Who negotiates price and conditions? Who prepares or explains the paperwork? Who tracks deadlines and contingencies, arranges survey and sea-trial access, and coordinates closing, payment and the transfer documents? Tasks the broker leaves out may need separate professional help.

Under the listing relationship the broker represents the seller. A buyer who approaches that broker directly should ask whom the broker represents and whether to have separate representation. Buyers may also arrive through another broker under a co-brokerage arrangement, where the firms may share commission as they agree between themselves, so the seller should confirm in their own contract how this affects the fee and the service. Taken together, this describes a seller’s listing broker with a deliberately limited scope, not yacht brokerage in general. The same applies to a boat kept at Alipa Marina.

Yacht ownership handover with European Yacht Brokers

Buyer's broker representing the purchaser

Buying a yacht abroad is easier with someone on your side. At Alipa Marina, our buyer’s broker listens to what you want, finds suitable boats, helps you compare them and negotiate an offer, and keeps the survey, sea trial and closing moving. A local broker can reach any Greek marina in less than an hour, and we speak six languages.

A buyer’s broker is engaged to represent the purchaser throughout the search and purchase. The first step can be a discussion of what the buyer wants: yacht type, size, budget, location and priorities. The broker can then study the market, pick out possible boats, gather information from the listing brokers, check the available records and help the buyer weigh up the choices. Some also preview yachts or set up remote viewings, so the client can shortlist before making a journey.

Once a particular yacht is selected, the broker can assist with preparing and negotiating the offer, explaining the process and its deadlines, and coordinating with the seller’s listing broker. Typical stages are a purchase agreement, deposit and escrow arrangements, an independent marine survey, specialist inspections, a sea trial and follow-up discussions. Coordination and communication are the broker’s contribution; the surveyor assesses the yacht, and the broker is no substitute for an independent technical inspection.

Brokerages that offer buyer services list research, negotiation, survey coordination, sea-trial arrangements and closing-documentation help among them. Curtis Stokes & Associates describes helping buyers research and preview yachts, prepare offers, negotiate and find surveyors and documentation support. HMY describes coordinating survey and sea-trial stages, post-survey discussions and closing. The precise scope varies from one broker to another, so settle with yours what it will handle and what you will.

Fees differ. The buyer’s broker may receive an agreed share of the commission through a cooperating listing broker, or the buyer may owe a fee under a separate representation agreement, so establish the fee, duration, scope of authority and any exclusivity in writing before the search begins. In return the buyer has a dedicated representative across a wider search, whichever brokerage lists the chosen yacht. Anyone considering a yacht near Alipa Marina should ask these questions before appointing a broker.

Full-service broker representing both parties

Prefer one broker to manage everything? At Alipa Marina our full-service broker handles the sale from assessing the yacht to closing and, if the parties agree in writing, represents both buyer and seller. The arrangement is written down so that each side knows whom the broker acts for.

The full-service yacht broker takes a sale from the owner’s first conversation through to completion. Typical tasks: assessing the yacht and its asking price, photographs and particulars, advertising, enquiries, viewings, communicating offers, and helping the parties through the contract, deposit, survey, sea trial and closing of an accepted offer. The broker may also coordinate documentation, escrow arrangements, delivery or other details. The listing and sale documents should record exactly what service is provided.

Dual agency, in the words of the Yacht Brokers Association of America, is one broker representing both parties in the same transaction, and it is what this profile describes: a broker dealing directly with the buyer while representing buyer and seller. It is not the same as a listing broker who helps a buyer but stays appointed by the seller. The buyer should ask for the relationship to be explained before making an offer.

Their interests are not the same: the seller generally wants the strongest price and terms, and the buyer wants a suitable yacht at a fair price with enough information to judge its condition. A broker acting for both cannot negotiate privately for each side as if there were two independent representatives. For that reason the YBAA discussion emphasises transparency about the arrangement and careful treatment of confidential information. Rules differ by jurisdiction, so the written agreement and applicable local advice should be relied on.

The commission is often dealt with in the seller’s listing agreement, but payment arrangements vary, so a buyer should check whether any separate fee is owed. Remember that full-service describes the range of work, while dual agency describes whom the broker represents. A broker can offer extensive transaction support without representing both sides.

How European Yacht Brokers operates in Greece and at Alipa Marina

Athens is our head office and your first point of contact, and from there brokers serve the coastal regions and many marinas throughout Greece. The Athens team connect you with the broker responsible for your area, and our regional network means that broker can reach any Greek marina in less than an hour to arrange a visit to your boat and provide a valuation free of charge.

Whichever Greek coast your boat lies on, there is a European Yacht Brokers delegate or agent in the region: Attica, Central Greece, Central Macedonia, Crete, Eastern Macedonia and Thrace, Epirus, the Ionian Islands, the North Aegean, the Peloponnese, the South Aegean, Thessaly or Western Greece. For Alipa Marina in Paleokastritsa (Corfu), that means the broker for Ionian Islands, who can meet customers and see their boats quickly, with Athens coordinating.

You can begin by downloading the Sales Mandate and Evaluation Sheet. With the boat’s details and condition in front of us, we study the market and prepare a precise, evidence-based valuation, informed by three years of sales data for boats worldwide. Note that a valuation is an assessment of likely market value; the eventual sale price is not guaranteed.

After appointment, your regional broker handles finding a buyer, or the right boat for you, and guides you through the transaction to completion and the successful transfer of funds. We advertise across over 20 platforms throughout Europe so boats are seen beyond the Greek market, and reaching international buyers can often help secure a stronger price than relying on local demand alone. Six languages are spoken between our brokers, so someone can talk to you in yours.

Alipa Marina and Paleokastritsa (Corfu): the marina and the area

Selling or buying at Alipa Marina? Knowing the marina and Paleokastritsa (Corfu) helps both sides. For the seller it shows what attracts buyers to a boat kept here; for the buyer it shows what to expect around the berth. Here is what is known about the marina and about Paleokastritsa (Corfu), in Ionian Islands.

Alipa Marina in Paleokastritsa provides water supply, a bar, a market and a restaurant within the facility. The marina’s coordinates are 39.67264, 19.70296. It accommodates berths for visiting boats. Lifting and launching services are available on site. Technical support is also provided at the marina.

Paleokastritsa is a coastal village on the northwest coast of Corfu, composed of several wooded bays beneath steep hills. The small port of Alipa Marina serves this historic west-Corfu coastal settlement. Visitors can swim in the well-known coves or take a boat to explore sea grottos along the coast. The area includes the Paleokastritsa Monastery, situated nearby, which adds to the historical character of the village. This location forms part of the Ionian Islands region, with its maritime features attracting those interested in sailing or mooring at Alipa Marina.

Within Alipa harbour there are water facilities alongside restaurants and shops located close to the marina. Activities around Paleokastritsa include visits to The Theotokos Monastery, exploring sea caves and beaches, and sight-seeing at Angelokastro or other coastal viewpoints. The shops nearby serve the everyday needs of boat owners and visitors, providing basic supplies and dining options within a short distance from the marina facilities. These services accommodate both local visitors and those navigating the Ionian Islands by yacht or boat.

Boats on the market near Alipa Marina

Boats for sale Alipa Marina are published in the European Yacht Brokers archive as local brokers add and verify them. Buyers who want more choice can ask the broker for the area to search beyond the published list, while an owner can have a boat shown to buyers searching in this area and in nearby ports.

Sailing from Alipa Marina: winds, cruising and the season

Alipa Marina is a compact harbour that becomes busy during the summer months. The west coast can experience strong westerly swell and local downdrafts. Boats leaving the marina often cruise northwest Corfu, Othonoi, Erikoussa, Corfu Town and Paxos when conditions are suitable. The marina serves primarily as an excursion stop rather than a provisioning base.

Visitors can explore inaccessible beaches and caves around Paleokastritsa before continuing along the coast to the north or south. The sailing season aligns with the busier summer period when the marina activity increases and the weather conditions allow passage to the nearby islands and coastal destinations listed.

Call or WhatsApp the Athens team on +30 698 013 5656 and ask for the broker covering Paleokastritsa (Corfu): a free valuation for sellers, a search for buyers and one point of contact for both.

Reaching Alipa Marina to view a boat

Alipa Marina is served by the Paleokastritsa bus stop, which is located 1 km away. The nearest airport is Corfu International Airport Ioannis Kapodistrias (CFU), situated 25 km from the marina, with a drive time of approximately 40 minutes.

Frequently asked questions about yacht brokers

What does a yacht broker do for a seller at Alipa Marina?

The seller engages a listing broker to bring the yacht to market and seek a buyer: helping set an asking price, preparing the listing, advertising it, answering enquiries and arranging viewings.

What should a buyer agree in writing before the search starts?

The fee, the duration, the scope of the broker’s authority and any exclusivity should be agreed in writing before the search begins.

Why does dual agency need transparency?

The seller generally wants the strongest price and terms, while the buyer wants a suitable yacht at a fair price. Because one broker acts for both, neither side has its own independent representative, so the arrangement and the handling of confidential information should be clear.

How quickly can a broker reach Alipa Marina?

We can arrange for a broker to reach any Greek marina in less than an hour, coordinated from the Athens head office.

How do I start a valuation?

Use our Sales Mandate and Evaluation Sheet and send us the boat’s details and condition; your regional broker can then arrange a visit to your boat.

Need a yacht broker Alipa Marina?

Owners or buyers interested in yachts around Alipa Marina may contact the European Yacht Brokers Athens team, providing the model, year, location and condition for an owner, or the size, budget and type sought for a buyer; for example: for an owner a 2015 sailing yacht of about 12 metres, and for a buyer a sailing yacht of about 40 feet with a budget of up to 150,000 euros.

We only charge 5% commission.
