How Much Does a Berth Cost in Turkey? 2027 Guide

Read a local public tariff, separate visitor and annual charges, and check utilities, access and VAT before booking.

By Peter Mattey · 9 min read · Facts checked 2026-10-03

Berth costs Turkey are best assessed from the actual provider's tariff and a written quotation for the boat. This guide uses Mudanya Municipality's published schedule as a local example, showing how annual formula inputs differ from visitor charges and how utility or access items can add to a bill. It also explains the official recreational port VAT rules, so buyers can question an unsupported assumption that every harbour service is exempt.

The guide is for owners budgeting a stay and buyers checking ongoing costs before purchase. Mudanya's amounts are local public-harbour entries, not national marina prices. Practical recommendations explain what to request from the provider; berth vacancies, contract transfer and an individual final tax-inclusive quotation still need direct confirmation. Section 1

Read the actual annual tariff before comparing berths

The opened Mudanya municipal tariff provides a concrete local example of how boat charges are classified. Its annual advance-payment table separates boats by length and prints a length multiplied by beam multiplied by unit-price formula for several groups. A number beside a group therefore needs to be read with its formula. Our recommendation is to ask the municipality to assess the recorded dimensions and applicable category in writing before treating a printed unit amount as the whole annual berth bill.

The smallest dimensional group carries a TL3,500 unit price, followed by TL5,000 for the next group and TL6,000 for the following group. These are the municipal table's annual formula inputs, rather than visitor day rates or a survey of marina prices across Turkey. Ask the provider which measured length and beam it will use and what rounding it applies. This guide does not invent a rounding rule or resolve a boundary that the published wording leaves unclear.

The table also prints a TL7,000 formula input for boats over 9 metres. Keep the municipality's category wording with the assessment because the groups and visitor items do not all use identical boundaries. Our recommendation is to obtain the complete charge rather than apply a neighbouring category yourself. A local published tariff also does not establish that a berth is vacant, transferable with the boat or available to a foreign buyer; those practical questions need an answer from the actual provider.

Broker tip: Our recommendation is to request a dated assessment using the boat's documented length and beam, with the tariff group and formula shown. Confirm berth availability separately before putting an annual cost into a purchase budget. See also our guide on what boat insurance you need in Turkey.

Section 2

Separate visitor days from access and handling charges

Mudanya lists a daily visitor charge of TL4,500 for boats over 9 metres and a separate daily visitor charge of TL1,500 for private boats under 7 metres. Those figures concern the named local visitor categories. Our recommendation is to give the provider arrival and departure details and ask how it counts chargeable days. The source does not establish a national day-counting convention, and the intermediate category should be assessed by the municipality rather than inferred from these clear visitor entries.

The municipal tariff also lists a TL1,500 private-boat crane and towing harbour-entry item. It should be identified separately when the quotation involves that service, because a visitor berth amount alone does not explain the handling element. Our recommendation is to ask precisely what work the item covers and whether another supplier will invoice lifting or transport. The guide does not interpret that entry as an unlimited lift, an included storage period or a comprehensive launch-and-recovery package for every boat.

For a worked example, assume the municipality assesses a qualifying larger visitor boat for two chargeable days and applies the listed private-boat crane and towing harbour-entry item once. The arithmetic gives TL10,500 before any separately assessed additions: TL9,000 for the visit plus TL1,500 for that item. This is an illustrative subtotal for the boat owner to check against a quotation. It does not include utility use, access cards, other handling work or tax treatment that has not been confirmed.

Broker tip: Our recommendation is to ask the provider to confirm chargeable days and identify each handling item by its tariff description. Keep the visitor subtotal separate from the final payable quotation and its additional services. Readers often go on to our guide on how to buy a boat in Turkey.

Section 3

Budget for utility and access items

The municipal fishing-harbour tariff charges electricity and water at the relevant utility tariff plus 50%. That gives a method for calculating consumption charges, rather than a fixed amount of included water or shore power. Our recommendation is to ask which utility tariff applies, how consumption is recorded and when the account is settled. Keep the meter reading or other assessment with the invoice. Do not add a guessed consumption figure merely to make a purchase budget look complete.

Access also has its own published entries. The electronic gate card for users other than fishermen is TL1,500, while the annual vehicle-entry electronic card is TL3,600. A water and electricity card is separately listed at TL1,200. Our recommendation is to ask which cards the intended boat owner actually needs and whether an existing card can be used after purchase. The tariff amounts do not establish transferable access rights, included deposits, refund rights or a replacement-card policy for this particular transaction.

The table states that a boat owner must pay the remaining months in advance from the transfer date. That makes ownership handover relevant to the local account as well as to the sale paperwork. Our recommendation is for buyer and seller to obtain a dated settlement showing what has been paid, what remains payable and whose account will be used after handover. Do not assume that a seller's previous annual payment automatically removes the buyer's remaining-month obligation under the published wording. No official national marina price range, occupancy estimate or berth-availability dataset was verified. Mudanya's printed annual formula and categories are reported as written; rounding, boundary assessments and a complete tax-inclusive quotation require the municipality's confirmation. For these, email us at info@europeanyachtbrokers.com for the latest information.

Broker tip: Our recommendation is to obtain a handover account statement covering prepaid months, utility readings and access cards. Ask the operator to identify the buyer's actual charges before treating the seller's paid invoice as a settled account. Our guide on what it costs to sell a boat in Turkey covers a related point.

Section 4

Check whether port VAT exemption really applies

Turkey's VAT Law brings commercial services within its taxable scope. A port setting alone does not establish that a recreational berth is exempt. The Revenue Administration's current consolidated guidance excludes the specified private recreational craft from the port-service exemption. Our recommendation is to ask the provider to show whether its quote includes VAT and the legal basis for any exemption it claims. Keep this separate from the local tariff calculation so the owner understands both the service price and its tax treatment.

The guidance excludes private boats and yachts with hull length up to 24 metres used for leisure, entertainment, sport or amateur fishing from the relevant exemption. It also names personal watercraft, parachute-towing boats and speedboats among excluded port-service cases. The commercial transport exemption therefore cannot be assumed just because another vessel receives it at the same harbour. Our recommendation is to use the vessel's actual documents and activity when asking the provider or a locally qualified tax adviser to assess the case.

The guidance allows the exemption for craft exceeding that hull-length threshold where the activity is their leasing or operation under its conditions. It expressly denies exemption for vessels acquired or used for private purposes regardless of their characteristics. A larger yacht therefore does not obtain a private-use exemption merely through its size. Our recommendation is to have the intended operation assessed before relying on an exempt quotation, particularly where the boat will move between personal use and a proposed commercial arrangement.

Broker tip: Our recommendation is to request a quotation showing the VAT treatment and any claimed exemption basis. Give the provider the boat's recorded hull length and actual use, and retain its written assessment with the berth contract. Your questions

Frequently asked questions

Are these prices national marina rates?

No. The amounts come from Mudanya Municipality's local fee tariff and apply to its listed categories. The annual table uses a dimensional formula, while particular visitor entries use daily charges. Our recommendation is to request the actual provider's assessment for the boat and intended period, including extras and tax treatment. A published local price does not confirm a berth vacancy elsewhere. (Mudanya Municipality — 2026 fee tariff)

Is the annual unit price the whole berth bill?

No. The selected annual boat groups print a length multiplied by beam multiplied by unit-price formula. The unit figure must therefore be read with its formula and category wording. Our recommendation is to obtain the municipality's written dimension assessment and full calculation, particularly where the boat lies at a boundary. This guide does not invent rounding rules or a national interpretation of that local table. (Mudanya Municipality — 2026 fee tariff)

Does the visitor example include electricity?

No. The example covers the assumed chargeable visitor days and the named handling-entry item only. The local tariff has a separate utility method and a separately listed utility card. Our recommendation is to ask how the provider measures consumption, which underlying utility tariff applies and which cards you need, then add those assessed costs to the quotation rather than estimate an all-inclusive bill. (Mudanya Municipality — 2026 fee tariff)

Does a boat sale settle the harbour account?

The published tariff says the owner must prepay the remaining months from the transfer date, so the handover account needs attention. Our recommendation is for the buyer and seller to obtain a dated settlement showing prepaid periods, remaining liabilities and utility readings. The tariff does not establish that the seller's payment automatically gives the buyer a transferable berth or removes the buyer's payment obligation. (Mudanya Municipality — 2026 fee tariff)

Are private yacht port services automatically VAT-exempt?

No. The official consolidated guidance excludes the specified recreational private craft from the port-service exemption and expressly denies exemption for private-use vessels regardless of their characteristics. A qualifying larger business-operated craft has a different assessment under the guidance. Our recommendation is to ask the provider for the quotation's VAT basis using the vessel's documented length and actual activity, rather than rely on an exemption claimed for another boat. (Revenue Administration — consolidated VAT General Application Communiqué)
